A DSCR loan qualifies you based on a property's rental income, not your personal income, tax returns, or employment history. This guide explains exactly how DSCR loan qualification works, what you'll need to provide, and how it differs from a conventional mortgage.


What Is a DSCR Loan?

DSCR stands for Debt Service Coverage Ratio, a measure of whether a rental property's income covers its mortgage payment. Instead of underwriting the borrower's income, a DSCR loan underwrites the property's income.

Do I Need Tax Returns for a DSCR Loan?

No. DSCR loans do not require personal tax returns as part of the qualification process. This is one of the defining differences between a DSCR loan and a conventional investment property mortgage, which typically requires two years of tax returns to verify income.


Instead, the property itself is evaluated: what rent does it generate (or is projected to generate, for a purchase), and does that rent cover the mortgage payment, taxes, insurance, and any HOA dues?


Do I Need Employment Verification for a DSCR Loan?

No. Because qualification is based on the property's cash flow rather than your personal income, DSCR loans don't require W-2s, pay stubs, or employment verification. This makes DSCR loans a common choice for:


  • Self-employed investors whose tax returns don't reflect their full income.

  • Investors with multiple properties who've maxed out conventional debt-to-income limits.

  • Full-time real estate investors without traditional W-2 employment.


How Does Rental Income Affect DSCR Loan Qualification?

Rental income is the central factor. Lenders typically look at:


  • Actual or projected rent — for an existing rental, actual lease income; for a purchase, a market rent estimate is used (often from the appraisal).

  • The DSCR ratio itself — rent divided by the total monthly payment (principal, interest, taxes, insurance, and HOA if applicable). Most lenders in our network like to see a ratio of at least 1.0, meaning the rent covers the full payment. We also have access to "No-Ratio" DSCR programs for properties where the ratio falls below that threshold, depending on the rest of the deal.


What Other DSCR Loan Requirements Should You Know?

While personal income isn't reviewed, a few things still are:


  • Credit score — DSCR loans still involve a credit check, even though income documentation is skipped.

  • Down payment / loan-to-value — leverage depends on credit profile and experience. Well-qualified, experienced investors with a 720+ FICO score can access financing up to 85% LTV (as little as 15% down). For most other scenarios, expect 20-25% down (75-80% LTV), depending on credit score, property type, and DSCR ratio.

  • Property type and condition — most DSCR programs cover 1-4 unit rental properties, multifamily, and short-term rentals, though eligibility varies by property type.
